Are you a savvy seller that would like to handle your own listing, but want more exposure through MLS and syndicated websites?   

 

You may want to consider our Flat Fee Limited Service Option which is a blend of For Sale by Owner and Real Estate Agent services.

Full Service Reduced Fee Listing 

Are you planning on selling your home in the DFW area and would like the full service of an experienced dedicated realtor that offers a discounted listing fee?

 

You may want to consider our Full Service Reduced Fee Listing option.

Plan Includes:

Flat fee of $500*


For those with experience in setting a market price, the process of selling, contracts, and negotiations, you can choose our Flat Fee Limited Service option. You get the benefit of MLS with a listing agent, but without the full service and extra benefits of a showing service or a lock box. Since there is not a lock box on the home, and your contact number will be listed in MLS, you will be responsible for fielding sales agent’s calls, scheduling appointments and being available to let the agents in to show your home. If you choose to use your own lock box, please verify on the TREC website that an agent is a current licensed agent in TX before letting them enter the property. *We do recommend that you offer a 3% buyer’s agent commission.




Listing Agreement


Within 24 hours of ordering the Flat Fee Limited Service option, a listing agreement will be electronically sent to you for review and signature. The listing agreement spells out the responsibility of each party.




Electronic Signatures


The listing agreement and any other forms you need to sign for us will be sent to you via electronic signature. We use ZipLogix Digital Ink Online Signatures for document signing. It is efficient and provides a level of security as all documents are logged when signed.




Listing Term, 6 months


The listing will remain in MLS for 6 months, unless you cancel earlier. Please note you cannot cancel an MLS listing if the home is currently under contract, as this is against MLS rules.




Property posted in the Multiple Listing Service (MLS)


Your property will be posted in MLS adhering to all MLS regulations. We will update the status as your contract progresses, which you will need to keep us informed per the listing agreement.




Up to 15 photos in MLS


Email your photos to us and we will upload them into MLS.

Property Description in MLS


You provide a description of your property to us and we’ll enter it MLS.




Website Advertising


Your property will automatically be advertised in MLS along with the multiple websites that display MLS listings.

Buyer Leads


Your listing will feed into several different websites and because the Purple Tree Realty information is also included, if a buyer contacts us for information, we will send that person directly to you. If you can negotiate a contract with an unrepresented buyer, you can potentially increase your net proceeds by not paying a buyer’s agent.

Open House Notice


If you would like to hold an open house, we will post the date and time of two (2) open houses in MLS. The open house will then be advertised in MLS and on other sites that display MLS listings.




One Time Review of Offer/Sales Contract


Even if you are an experienced seller, we don’t want to leave you struggling should you need some assistance. Therefore, if you would like us to review the initial sales offer presented to you by a buyer’s agent, we will review and provide you a summary. The buyer’s agent is representing the buyer and cannot, by law, answer your questions and give you advice.




Electronic Payment


Payment is accepted after the listing agreement is fully signed. We accept Zelle or Apple Pay.





Plan Includes:

Reduced Listing Fee of 1.5% - 2.5%


When we list your home and help you purchase another one, our reduced listing fee is 1.5%. If you just want us to list your home but are not planning on purchasing another home using our services, the listing fee will be at the reduced rate of 2.5%. Depending on your individual circumstances, we allow ourselves to be flexible with our rates and can discuss those options with you. These reduced listing fees can potentially save you thousands! We provide full service through the entire process, from listing through closing. It is helpful to have an experienced realtor guide you through the process. *We do recommend that you offer a 3% buyer’s agent commission. *For difficult to sell homes (divorce-one selling party not cooperating, property not being kept up, etc.), we reserve the right to amend the listing agreement to increase our fees.




Listing Agreement


The Listing Agreement spells out the details of the listing, and the seller's and broker's responsibilities. The Listing Agreement will be reviewed and signed in person or using electronic signature.

Listing Term, Until Sold

Professional Photos*


We will arrange for a professional photographer to take photos of your property for MLS.

Most buyers start their home search on-line and view the photos first so we recommend high quality photos.

*We provide professional photos for homes up to 4,000 SqFt.




Property Description in MLS


We will enter a detailed property description in MLS which will point out the highlights of the property to help grab buyer’s attention.




Website Advertising


Your property will automatically be advertised on MLS, along with multiple other sites that display MLS listings.




Yard Sign


We will place a high quality For Sale yard sign on your property.




Key Box


We will place an electronic Key Box on the property for added security. The key box keeps a log of all agents that show your property.




Centralized Showing Service


We will set up an account with Showing Time, which is a centralized showing service that coordinates all showings on your property. You will be notified of each showing request and will have the ability to approve the date/time of the request before your property is shown.




Market Analysis


We provide a market analysis to assist in pricing your property to sell. It is important to adhere to this analysis and price your property correctly from the start to ensure a successful sale.




Seller Net Sheet


The Seller Net Sheet will reflect your approximate net proceeds after deducting approximate closing costs, fees, and mortgage payoff from the listing/sales price.

Please note that in addition to your net proceeds, you will receive a refund from your mortgage lender for any funds remaining in your Escrow Account if applicable.




Full Review of Offer/Sales Contract


The buyer’s agent will send their client’s offer directly to us. Once received, we will provide a summary to you to help you make your decision on whether to accept the offer, decline it, or counteroffer.




Review the Buyer’s Inspection Report and/or Repair Amendment


If the buyer’s agent submits a repair amendment based on the home inspection, we will review the amendment and inspection report (if buyer releases) and will provide professional advice to you.

Remember, we have an experienced, professional home inspector on our team!




Negotiations


We will negotiate directly with the buyer’s agent on your behalf.
